Top Sydney Suburbs 2013

Sydney had the strongest year of any capital city nationally in terms of rising dwelling values with a growth rate of 13.7%. It is also home to the richest suburb in the country, Point Piper with a median value of $6,312,475 while units are most expensive in Dawes Point ($2,452,651). Ungarie situated in Central West NSW is the most affordable in Australia with a median value of just $62,000.
Woollahra has the top three dearest suburbs and is the only council area to have a suburb with a median home value of over 3 million. At the other end of the scale Blacktown has seven of the ten entries in the most affordable suburbs. However it is Spencer of Gosford which is the cheapest, Wyong make up the other two spots. Blacktown and Wyong also feature prominently in affordable rent.
If you are looking for an affordable house close to the city Waterloo comes out on top of the most affordable list. It is a good idea to look at the area of Sydney as they have four suburbs on the list while Marrickville and Rockdale both have three. If you are searching for units then Botany Bay is a great destination as Hillsdale and Eastlake have the two lowest medians respectively.
Over the past twelve months Kirribilli has seen the greatest increase in median home values and had the highest growth across Australia. The Rocks has been the main success story for units. It has increased by 85.2% over the past five years and was second on the list for 2013 with another strong increase of 31%. It now has the greatest median advertised weekly rent, $75 more than the Millers Point which is next on the list.
