Top Perth suburbs for 2013

The Perth housing market had a strong twelve months recording the second highest increase in dwelling values (8.6%) of all capital cities nationally. The latest statistics from RP Data reveal the top Perth suburbs for 2013, to briefly summarise:
Peppermint Grove is the richest suburb in Perth with the highest median house value and for weekly rent. In fact the median house value was over a million more than Dalkeith which was the second most expensive.
Kwinana and Armadale have eight of the ten placings on the list for both most affordable house values and weekly rent, Rockingham make up the other two places. The top two median increases in home value for the past 12 months and five years are Armadale suburbs. Bedfordale topped both increasing by 32.5% and 124.9% in those time frames respectively .
If you are looking for an affordable property close to the city then Stirling and Belmont provide a few options. Stirling suburb Glendalough had the lowest values for both types of property with units more than $35,000 cheaper than second most affordable Noranda.
Not mentioned below is that the Pilbara has the highest weekly advertised rent in the country with houses fetching $2,165 in Newman and units $1,300 in Port Hedland. The same region has also had the greatest median change nationally over the past five years with 175.2% for houses and 106.2% for units in Onslow and Newman respectively.
